Rehkemper Brothers, LLC provides honest and ethical appraisals for Honolulu County

Rehkemper Brothers, LLC upholds the highest professional ethics

Typically, appraising is a long term career. The rigors of becoming a licensed appraiser have become more difficult than ever in the past. So it goes without question these days that real estate appraisal can unquestionably be dubbed a profession rather than a trade. As with any profession we must follow strict ethical considerations.

The appraiser's main responsibility is to their client. Typically, for a regular residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Appraisers are typically limited to only disclosing their findings to their clients, so as a homeowner, if you would like a copy of an appraisal report, you generally have to get it via your lender.

Other obligations include numerical accuracy depending on the scope of the assignment, reaching and keeping an appropriate level of competency and education, and naturally, the appraiser must bear a professional demeanor. Maintaining high ethics is just normal course of business for us at Rehkemper Brothers, LLC.

Appraisers will regularly be obligated to consider the interests of third parties, including homeowners, both buyers and sellers, or others. Those third parties normally are listed in scope of the appraisal assignment itself. An appraiser's fiduciary responsibility is only to those third parties who the appraiser is aware of, based on the scope of work or other written parameters of the assignment.

Rehkemper Brothers, LLC has worked hard for its reputation for completing competent and ethically superior appraisals. To learn more, contact us.

Appraisers also have standards outside of boundaries of with whom we share information For example, appraisers must backup their work files for a minimum of five years - something else Rehkemper Brothers, LLC diligently adheres to.

We only perform to the highest ethical standards possible. Working on assignments based on contingency fees is never an option. That is, we are not able to agree to do an appraisal report and collect payment on the contingency of the loan closing. There's a definite conflict of interest if an appraiser can report an unsubstantiated value and then get paid more money! We set ourselves to a higher standard.

Finally, the Uniform Standards of Professional Appraisal Practice explicitly states a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We diligently follow these rules to the letter which means you can be at ease knowing we are doing everything we can to get you an accurate home or property value.

When you engage Rehkemper Brothers, LLC, we'll make sure you're getting the professional service you expect along with the honesty and integrity we're known for.
